    Many Europeans decide to buy a property in Spain. Of course, it is not used only during foreign holidays. In the vast majority of cases, the property is rented for tourist purposes. This is a real bull’s-eye for those who expect some investment.

    The tourist season in Spain lasts long, some says that it’s all year. This is due to the fact that the sun here shines almost every day. Beautiful weather is one of the biggest advantages of this location. We do not have to worry that the property will become unused in the winter, because many people spend all months in Spain, when it’s cold in the north Europe.

    The advantage is also that we do not have to be afraid of rain and low temperatures that will scare away tourists. For example the Costa Blanca coast is an excellent choice, where sun shines over 320 days a year. Calm and spacious beaches, comfortable atmosphere – all that attracts people from over the world.

    The geographical location means that the sun shines here a minimum of 300 days a year. We will find everything here to spend a fantastic time with your family or friend. Costa Blanca is a fantastic place for animals lovers.. You cannot miss the extremely popular Aqualandia Waterpark, where there is one of the world’s highest „capsule” slides. This is a fantastic source of adrenaline. In Mundomar you can swim with dolphins, which you will certainly remember for the rest of your life. Boat trips to the island of Tabarca, which is called the island of pirates, are very popular among tourists. Children will love the toy museum in Denia.  The unique chocolate factory in Villajoyosa is also worth mentioning. The list of attractions is so long that you can’t name them all.

    What is the avarage return on spanish property investment?

    EXAMPLE 1 – earnings on holiday rentals in Spain

    Alexandra bought an apartment in Spain for short-term holiday rent and sale in the future. She still lives in Poland, but she intends to move to Spain with her husband at the end of 2019. She planned to buy a flat in Spain with her husband during the Christmass in December 2017.

    In February 2018, she bought a property for € 50,000. The additional costs of buying the property was € 7,200 – around 14.4% (slightly more than the average cost when buying with own funds. This was due to the need to check the property before purchase to make sure that such a bargain price is trustworthy).

    The flat has 1 bedroom, a living room with American kitchen, a balcony with the view on the green areas. It is located less than a 1 mile from the sea and beach in Torrevieja, and residents have access to the swimming pool in urbanization.

    Alexandra spent about 4,380 € on refreshment of the property and additional amenities such as TV, internet, new stove with induction hob, air conditioning, nice shower screen, bar lounge / fridge, where cold Spanish drinks are always waiting for guests.

    After 2 months of purchase, i.e. in April, Aleksandra placed a rental offer on Airbnb for an average price of 60 € per night.

    Good location, swimming pool and amenities make the offer attractive compared to the competition. From April 2018 to the end of the year, the average occupancy rate for a flat was 9 days each month. The income from renting an apartment is therefore 3 months x 9 days x 60 € = 1620 €.

    Alexandra predicts that she will earn over 5000 € by the end of 2018 (more than the cost of renovation), and plans to buy another property next year, this time for herself. Alexandra plans to buy a new-built apartment for herself with a mortgage, and pay the mortgage with the money earned on renting an apartment in Spain.
